SELLER HOME INSPECTION

Be prepared when taking your property to market, let us inspect your home BEFORE you put it up for sale! Most houses need some "TLC," let Diamond Head Home Inspections keep you from getting blind-sided by the buyer's home inspector.  Diamond Head Home Inspections can identify areas of concern prior to listing so that you can decide, at your leisure and on your budget, if you need to make repairs.  In addition, our trained inspectors are happy to give you tips on curb appeal, home staging, and the little things that can help you get full asking price.

*Multiple unit properties will be billed according to the square footage of each individual unit. Square foot measurement based on total interior living space + garage square footage.

Diamond Head Package

    • We guarantee satisfaction or we will refund your clients money and pay for another inspection of the same property

Healthy Home Package  + $350

  • Air Quality Testing - Identifies molds and allergens present in the home. Up to 3 Air samples are collected throughout the home and sent to a verified AIHA accredited lab for analysis. Any additional samples needed based on square footage will be $75 each (Normally $85 per additional sample). An easy to read report is then sent to you with a recommended course of action to follow.

  • Rodent Screening - This will ensure that your inspector will provide a detailed visual rodent inspection of the property to determine if there are any signs of active rodent activity. Additionally, your inspector will report if they find traps, active or previous, in the exterior, attic, or crawlspace.

  1. Pools and Spa Inspection: $150

  2. Stand Alone Mold Test: $350 (Any additional samples needed based on square footage will be $85 each)

  3. Mold Test During Home Inspection: $315 (Any additional samples needed based on square footage will be $75 each)

  4. Sewer Scope: $299 (multi family homes and additional clean outs will incur increased pricing)

Diamond Head Home Inspections Commercial Inspections

Commercial Inspections: A commercial inspection completed by Diamond Head Home Inspections will consist of an inspector collection of information through visual observations during a walk-through survey of the subject property, conducting research about the property, and then generating a meaningful report about the condition of the property based on the observations made and research conducted by the inspector. A commercial inspection requires the inspector to make observations, conduct research, and report findings. A commercial inspection of a property may consist of residential units operated for profit, mixed-use buildings, strip malls, motels, factories, storage facilities, restaurants, and office buildings.

RE-INSPECTION

Did our inspector find something that needed to be repaired by a professional?  Were we unable to inspect a portion of the house due to an obstruction? Inspector will return to the home to evaluate the repair or re-inspect the inaccessible area. Fees start at $175 plus tax for condo/townhouses and start at $249 for single-family homes.
